I think your greatest strength in the process with our buy/sell process, particularly in the sale, was your ability to adapt to change. Looking back, I am very pleased with your willingness to suggest alternatives, adapt to the declining market and rethink our initial assumptions. I also appreciated your ability to allow us to make the ultimate decisions on price and negotiations while still providing us your opinion as the expert. On the buy side, you did a great job in helping us zero in on our preferences and then identify homes that met the criteria. You also permitted us to explore homes in prices above and below our range. We never felt pressure to move outside this range, and I think you took the right approach in suggesting why we might consider doing so without making us feel that such a change in strategy was necessary. In our buy decision, we feel that we have found the best house for us that was on the market this year, and find it hard to think of how we could have found a better house to suit our long-term needs. On the sell side, we really appreciated your continued attention to the market, both generally and with respect to our house specifically. We believe you did a superb job in negotiating with the potential buyers, sticking to our requested limits without hesitation and assertively representing us with the bidders' agents. You were also superb in taking a hands-on approach in getting us to closing, coordinating the various tasks necessary to get from a negotiated offer through the rest of the process. I have had experience with selling my personal residences in the past but by far this latest experience with Janis Urbanek has been the best. The situation was not your norm. We are a family of 7 adult siblings and were helping my father sell his home. We also had a need for this to be a fairly quick sale. With the economy in a stall Janis was undeterred and very confident that we would be able to do just that. Janis educated us as to where our limited resources would give us the most bang for the buck. She also provided us with the names of professionals who could do work that we did not have the know how to perform. The result of all of this was a very quick sale for a great price. Janis kept us informed as to what was going on at all times. This was most important to me and as I live in Maine that was no small task.
